We buy the property directly, in its current condition — no repairs, no listing, no showings. This path trades some upside for a straightforward close on a timeline that works for the estate.
Keep it, rehab & split
The estate keeps the house. We agree on a floor price up front and fund the rehab ourselves, then we list and sell the home on the open market. If the sale price exceeds the agreed floor price and rehab costs, we split that upside with the estate — the agreed floor is the estate's protection; upside beyond it is not guaranteed.
